Financing application
Build aims to contribute to solving the housing shortage in the Netherlands. Build aims to make living in comfortable homes possible at competitive prices. Build achieves this by providing the Build Rental Mortgage to professional real estate investors for the acquisition and development of rental properties in the social and mid-market rental segments.
Build Finance provides financing exclusively to professional real estate investors who do not qualify as consumers:
- A legal entity, general partnership, or partnership is a professional real estate investor if the purpose of the property is "commercial rental" and the financing is based on the property itself (and not on the real estate investor's personal income).
- Individuals qualify as professional real estate investors if their real estate portfolio consists of at least five properties or has a value of more than €2.5 million, the purpose of the property is commercial rental, and the applicant has knowledge of real estate investment, rental regulations, and permit requirements.
- Purchase of rented or to be rented houses, apartments and/or rooms
- Refinancing of existing rented homes, apartments and/or rooms
- Renovation of rented houses, apartments and/or rooms
- Transformation of objects into rental homes and apartments
- New construction of houses and apartments
A maximum of 30% of the loan may consist of commercial real estate.
The following financing ratios apply both when providing the financing and during the term of the financing:
- Loan to Value <= 80%
- Debt Yield => 5%
- DSCR => 1.1
Costs
The processing costs amount to between 0.25% and 1.00% of the principal amount of the loan provided by Build Finance.
You have nine weeks from the date of our Binding Offer to withdraw the loan. You can extend this term by eight weeks, for which you pay a 0.2% monthly commitment fee on the principal amount of the loan.
If you decide not to withdraw the loan, the cancellation fee will be 1.0% of the principal amount of the loan.

Valuation report & appraisers
Appraisers are NRVT-certified and have expertise in the Commercial Real Estate Chamber. For complex construction financing and financing exceeding €5,000,000, registration with the Commercial Real Estate Chamber is required.
Build offers a standard order confirmation for this purpose. This document describes the components the valuation report must contain.
New construction, transformation and renovation
A construction contract must meet the following conditions?
- Payment schedule from construction fund containing the following information
- Number of terms
- Amount/percentage per term
- Period, or for larger construction projects:
- Construction deliverables
Verification of your identity
Dutch and European laws and regulations stipulate that (financial) organizations must know who they are doing business with and impose certain requirements on verification processes. To comply with these requirements, Build is required to verify your ID and compare it with the person presenting it. We use the Veriff verification tool for this purpose.
The tool's technology compares facial features to the photo on your ID. In the rare case where the automated tool cannot provide a definitive answer, this will be done manually by a Veriff employee.
Your personal data is accessible to Build employees who have a valid reason to do so. Under certain circumstances, this may also be the case for Veriff employees. This occurs when the automated process cannot provide a definitive answer.
The personal data obtained from identity verification is stored in your customer file at Build. We manage this file in accordance with Build's privacy statement. The data also remains accessible to Build for three months in Veriff's secure dashboard. Veriff then stores the data encrypted in a secure archive for 12 months
To check if your identity matches your ID, the tool compares them. To guarantee the authenticity of the documents, live images of these documents are required. TIP: Make sure you take the photos in a neutral, professional environment.
Your ID may be illegible due to insufficient or reflective light, or your face may not be clearly visible in the photo. You may therefore need to complete the verification again.
Tip: Make sure that no light from spotlights or lamps, for example, shines on your ID.

Your annual statement will be published in the customer portal no later than March 1st of each year. You will receive an email from us as soon as it is published. You can log in to the customer portal at https://portal.bcmglobal.nl/ .
