Financing application

Build Finance aims to contribute to solving the housing shortage in the Netherlands. Our mission is to make living in a comfortable home at market-conform prices achievable. We do this by providing the Build Rental Mortgage to professional real estate investors for the acquisition and development of rental properties within the social and mid-market housing segments. 

Build Finance exclusively provides financing to professional real estate investors who do not qualify as consumers:

  • A legal entity, general partnership (VoF), or partnership qualifies as a professional real estate investor if the purpose of the property is commercial rental, and the financing is based on the asset itself rather than the investor’s personal income.
  • Natural persons qualify as professional real estate investors if their real estate portfolio consists of at least five properties or has a value exceeding €2.5 million, the purpose of the property is commercial rental, and the applicant possesses knowledge of property investment, rental regulations, and licensing obligations.
The loan is intended to finance the following: 
  • Acquisition of properties that are rented out or intended for rental (residences, apartments, and/or rooms)
  • Refinancing of existing rented properties (residences, apartments, and/or rooms) 
  • Renovation of rented properties
  • Transformation of properties into rented residences and apartments
  • New construction of residences and apartments

Please note: a maximum of 30% of the loan may be allocated to commercial real estate.

The following financing ratios apply both at issuance and throughout the term of the loan: 

  • Loan to Value (LTV): ≤ 80%
  • Debt yield => 5%
  • Debt Service Coverage Ratio (DSCR): ≥ 1.1
Stricter lending criteria apply to non-self-contained living units and commercial real estate.

Cost

The arrangement fee ranges between 0.25% and 1.00% of the principal amount of the loan provided by Build Finance.

From the date of our binding offer you have 9 weeks to take out the loan. You can extend this period by 8 weeks where you pay 0.2% per month preparation commission on the principal sum of the loan.

If you decide not to proceed with the loan, a cancellation fee of 1.0% of the principal amount will apply. 

 

Below is an overview of the current applicable fees:

 Early repayments  € 375 per mutation
 Interim interest rate adjustment  € 375 per mutation
 Late payment  8% about the interest and repayment that you do not pay (in time)

Valuation report & Valuers

Valuers must be certified by the NRVT (Dutch Register of Real Estate Valuers) and specialized in the Commercial Real Estate Chamber. For complex construction financing or financing above €5,000,000, registration in the Commercial Real Estate Chamber is mandatory.

Build Finance provides a standard engagement letter, which outlines the specific components that must be included in the valuation report.

New construction, transformation and renovation

A construction contract must meet the following requirements: 

  • An installment schedule for disbursement from the building deposit that includes: 
    • Number of installments
    • Amount or percentage per installment
    • Timing per installment, or for larger construction projects:
      • Construction deliverables linked to each installment 

Identity verification

Dutch and European laws and regulations require financial institutions to know who they are doing business with and to meet specific standards for identity verification processes. To comply with these obligations, Build is required to verify your identification document and confirm that it matches the individual presenting it. For this purpose, we use the identity verification tool Veriff. 

The technology used by Veriff compares facial features to the photo on your ID document. In rare cases where the automated tool cannot confirm a match, the verification will be carried out manually by a Veriff employee. 

Your personal data is accessible to Build employees who have a valid reason to access it. In certain cases, Veriff employees may also be granted access - for instance, when the automated process cannot produce a definitive outcome. 

The personal data obtained from the identity verification is stored in your customer file at Build. We manage this in accordance with Build’s Privacy Statement. The data also remains accessible to Build for a period of three months via Veriff’s secure dashboard. After that, Veriff stores the data in encrypted form for twelve months in a secure archive.

To verify that your identity matches your ID, the tool compares them against each other. In order to ensure the authenticity of the documents, live images of both yourself and your ID are required. Tip: Make sure to take the photos in a neutral and professional environment.

Your ID may be unreadable due to poor lighting or reflections, or your face might not be clearly visible in the photo. This could mean you'll need to complete the verification process again.

Tip: Make sure there are no reflections from spotlights or lamps on your ID when taking the photo.

Mortgage management

Section 5.C of our General Terms and Conditions outlines all situations that must be reported to Build.

Your annual statement will be published in the customer portal no later than March 1st each year. Once it becomes available, you will receive a notification by email. You can log in to the customer portal at  https://portal.bcmglobal.nl/ .
