Financing application
Build wants to contribute to solving the housing shortage in the Netherlands. Build wants to make living in a pleasant house possible for market prices. Build does this by providing the Build rental mortgage to professional real estate investors for the purchase and development of rental properties in the social and middle rental segment.
Build Finance only provides financing to professional real estate investors who do not qualify as a consumer:
- A legal person, VOF or partnership is a professional real estate investor if the purpose of the real estate is 'commercial rental' and the financing is based on the object (and not on the personal income of the real estate investor).
- Natural persons qualify as a professional real estate investor if the real estate portfolio consists of at least 5 buildings or has more than € 2.5 million, the purpose of the real estate is commercial rental and the applicant has knowledge of real estate investment, rent regulations and permit obligations.
- Purchase of rented or rented homes, apartments and/or rooms
- Refinancing existing rented homes, apartments and/or rooms
- Renovation of rented homes, apartments and/or rooms
- Transformation of objects to rented homes and apartments
- New construction of houses and apartments
A maximum of 30% of the loan may consist of commercial real estate.
The following financing ratios apply both when providing the financing and during the term of the financing:
- LOAN TO VALUE <= 80%
- Debt yield => 5%
- DSCR => 1.1
Cost
The treatment costs are between 0.25% and 1.00% on the principal sum of the loan that Build Finance provides.
From the date of our binding offer you have 9 weeks to take out the loan. You can extend this period by 8 weeks where you pay 0.2% per month preparation commission on the principal sum of the loan.
If you decide not to take out the loan, the cancellation costs are 1.0% over the principal sum of the loan.

Appraisal report & appraisers
Appraisers are NRVT certified with the expertise of the commercial real estate. For complex construction financing and financing above € 5,000,000, a registration in the Chamber of Commercial Real Estate is mandatory.
Build has a standard order confirmation available for this. This describes which parts the appraisal report must contain.
New construction, transformation and renovation
A contract agreement must meet the following conditions?
- Installment schedule for payment from a building depot with the following information
- Terms
- Amount/percentage per period
- Period or with larger construction projects: construction deliveryables
Verification of your identity
Dutch and European laws and regulations stipulate that (financial) organizations must know who they do with and set certain requirements that verification processes must meet. To meet this, Build is obliged to check your identity proof and compare it with the person offering it. For this we use the Verifarge Vereiff.
The technology of the tool compares landmarks of your face with the photo on your proof of identity. In the rare case that the automated tool cannot give a definitive answer, this will be done manually by an employee from Veriff.
Your personal data is accessible to Build employees who have a valid reason for this. Under certain circumstances this can also be the case for employees Veriff. This happens when the automated process cannot provide a definitive answer.
The personal data that is extracted from the identity verification is stored in your customer file at Build. We manage this in accordance with the Privacy Statement of Build. The data also remains transparent for Build for 3 months in the secure dashboard of Veriff. VERIFF then stores the data encrypted for 12 months in a secure archive
To check whether your identity corresponds to your proof of identity, the tool compares it. To guarantee the authenticity of the documents, 'live' images of these documents are required. Tip: Make sure you take the photos in a neutral professional environment.
It is possible that your proof of identity is illegible due to too little or reflective light or that your face is not clearly visible on the photo. It may happen that you have to complete the verification again. Tip: Make sure that there are no light schittering of, for example, commercials or lamps on your proof of identity.

Your annual statement will be published in the customer portal by 1 March of each year at the latest. Once it is published, you will receive an e-mail from us. You can log in to the customer portal via https://portal.bcmglobal.nl/ .
